Frequently Asked Questions - Certified Residential Real Property Appraiser

I currently hold a trainee license.  Will I be required to have a college degree to upgrade my license to certified residential real property appraiser after 01/01/2008?
Answer:  Yes, the new 2008 criteria requires an associates degree to upgrade to the certified residential appraiser level.

I don’t have a college degree, are there any exceptions to the degree requirement?
Answer:  In lieu of a degree, the AQB will allow 21 semester hours for the associate degree and 30 semester hours for the baccalaureate degree.  The specific courses are listed at the appraisal foundation web site:  http://www.appraisalfoundation.org  in the booklet, “a guide for understanding the 2008 real property appraiser qualification criteria”

If I have a degree or have met the semester hours listed above in lieu of degree, do I have to take the core curriculum appraiser courses as well?
Answer:  Yes.  The core curriculum courses for the certified residential appraiser license is as follows:

  • 30 hours basic appraisal principles
  • 30 hours basic appraisal procedures
  • 15 hours the 15-hour national USPAP course or its equivalent
  • 15 hours residential market analysis and highest and best use
  • 15 hours residential appraiser site valuation and cost approach
  • 30 hours residential sales comparison and income approaches
  • 15 hours residential report writing and case studies
  • 15 hours statistics, modeling and finance
  • 15 hours advanced residential applications and case studies
  • 20 Appraisal subject matter electives hours (may include hours over minimum shown above in other modules)
  • 200 hours
