  1. In preparing bids for construction, specifications should be carefully tailored with sufficient technical detail to ensure that legitimately qualified contractors are chosen.
  2. Pay attention before signing off on item list. One electrician wanted to spend $1500 on a light fixture that wouldn't fit the appropriate space. He didn't even know where that light fixture was going to go.
  3. Keep communication lines open at all times. Don't assume the contractors know what you want or even said. I requested a dehumidifier and humidifier to regulate RH in our archives. Instead, this contractor made a humidifier and all it did was spit out moisture in the air.
