Ralph Sanborn opened the meeting/discussion by explaining what the comprehensive plan committee was tasked with completing.  He gave a brief overview of the comprehensive plan and the changes it would bring.  He pointed out that it wasn’t a great deviation from what we currently have in place.

 

Carol Fuller went over high points of the plan along with some of the goals listed.  There was some discussion about the upgrading of Route 132 (Pond Road) and expected traffic due to the new turnpike exit in Sabattus.  There was also some discussion on how the growth areas were determined and a more detailed explanation of the 10 year ownership clause for subdivisions over 5 lots.

 

Lori Blier pointed out the goal in the comprehensive plan related to joining the National Flood Insurance Program and presented the ordinance and resolution required to be in place prior to joining.  She advised that townspeople were not eligible to purchase flood insurance because the town is not part of that program.  There have been inquiries to town officials about the ability to purchase flood insurance.  Lori explained that the code enforcement officer had looked over the proposed ordinance and advised that most towns adopted it as was and that Wales should probably do the same.  She pointed out that the only areas indicated as flood hazard areas were on Sabattus Pond.  There was no ensuing discussion from attendees.

 

The Public Hearing was adjourned.
