The Board may present the state mandated modifications to the Shoreland Zoning Ordinance at the 2008 Town Meeting after notifiying affected landowners of the new resource protection zones during the next couple of months. A public hearing will be held on these changes following notification of the potentially affected landowners. The DEP has extended the deadline for adopting these changes to June of 2009; therefore, if the board is unable to obtain clarification of potentially affected landowners in time to make this year's Town Meeting, we will present during the 2009 Town Meeting. The board will be resuming it's work on a draft mining ordinance.
The Board began the review process for a Site Plan Review for property being developed by Roger Ouellette on Route 126 at it's December, 2007 meeting. The board expects Mr. Ouellette to return with a final Site Plan application within the next couple of months.

The Wales Planning Board is an elected board of 5 members with 2 alternates. The board’s standard meeting schedule is the 2nd Monday of each month at 7:00 p.m. at the Town Office unless otherwise posted. Should the regularly scheduled meeting fall on a holiday, the board will meet on the 3rd Monday of the month.

Responsibilities:
The Wales Planning Board is responsible for reviewing and approving Site Plan Permits, Subdivision Permits, and other land use ordinances. The board is also responsible for updating land use and related ordinances as prescribed by changes accepted by the town through adopted articles at town meetings to include comprehensive plans, separate ordinance request (such as the flood plain management ordinance), and other articles as proposed and approved. All development request forms, permits and related documentation are available at the town office. Building permits are issued by the Code Enforcement Officer (CEO). Inspection and enforcement of the town land use ordinances and conformance to approved permits are the responsibility of the CEO, the Road commissioner, the town Selectmen and the Planning Board.
