Fair Market Rents

All assisted housing under the Bridging Rental Assistance Program (BRAP), Shelter Plus Care (SPC), as well as any Section 8 Housing Choice Voucher must meet basic rental standards as established by the United States Department of Housing and Urban Development. These standards are known as Fair Market Rents (FMR). FMRs are different depending upon your location in the state. These rents typically represent the maximum allowed for a particular area, including utilities, given the particular size of the apartment. In a select few jurisdictions, a Local Public Housing Authority may allow for an increase or a decrease in the FMR.

Although the BRAP, SPC, and Section 8 programs have different tenant contributions towards the rent based on household income, none of them will allow you to pay for a unit that exceeds the Fair Market Rent as established by the Local Public Housing Authority.
